The 10-story building at 101 Moorgate will provide 8 floors of office space, as well as mezzanine level business lounge and retail space – a total of 73,000 square feet. A covered walkway will provide public access between Moorgate and Moorfields.
Mace will undertake construction and Class A renovations. The main project will start in October 2022 and is expected to be completed in September 2024.
The project client is a partnership between Aviva Investments and Allianz Real Estate.
Mace has committed to using no diesel fuel in the construction of the building, and the final development, designed by John Robertson Architects, will operate without fossil fuels, relying on air-sources Heat pump and photovoltaic solar panels. It aims to receive a BREEAM Outstanding rating on completion.
Most of the construction work will be done off-site, using a precast concrete slab factory equipped with aluminium perforated windows.
The Moorgate over-station development will form part of the Moorgate entrance to the new Liverpool Street Station. The building was designed in close consultation with the Crossrail engineering team to ensure integration with the traffic structure at the southern end of the site and below street level.
Ged Simmonds, Managing Director of Mace Commercial Offices and Residential, said: “Not only is 101 Moorgate an exciting project on our doorstep, it is our partnership with Aviva and Allianz A first project in real estate. The shared ambition is to create a building that excels at every level as a truly sustainable workplace for future generations.”
James Stevens, Head of Real Estate Investments at Aviva Investors, added: “Our intention is for 101 Moorgate to be a leading development of its kind, offering occupants the highest quality construction, while integrating with the environment and Sustainability certification. We have set high goals for these elements of the project and believe that the experience and expertise that Metz brings will be a key factor in achieving our ambitions.”
