Chancerygate Broadway Centre in Oldham

Oldham’s assignment is Triton’s fourth contract in the region for Chancerygate, completing the second phase at the Liverpool Merseyridge logistics base after. Ongoing projects at Congleton and Knutsford bring Triton’s total contract value over the past 12 months to more than £25 million.

The Broadway Centre is located on Lydia Becker Road, Oldham, near the junction of M60 21 and M62 20. It is a speculative scheme of eight units comprising seven properties spanning two terraces. These range in size from 7,600 square feet to 18,200 square feet, with a single unit measuring 27,000 square feet.

Triton has been contracted to provide a complete turnkey solution for the scheme, including foundation works to prepare the site and complete design and construction to integrate office and courtyard spaces. It also provides exterior works including landscaping, parking, lighting and drainage.

Environmental features include solar photovoltaic panels on all units, low air permeability design, high performance insulating cladding and roofing materials, warehouse roof lights to increase natural light, secure bike parking and electric Car charging point. The programme is expected to achieve a BREEAM rating of ‘Very Good’ when completed in summer 2023.

Triton is also currently delivering on site plans for a £7m Norwegian trade park 10 industrial units at Chancerygate, Congleton, due for completion in November 2022. Another plan for nine industrial units at Novus Phase 2 in Knutsford, to be handed over by Triton in December 2022, will be handed over to Chancerygate.
